The Expert Property-Finding Service for Paris

Capital investment: Lucrative Paris living

This article first appeared in Homes Away from Home magazine, February 2004, Issue 2

There is huge interest in buying property abroad these days and France's coastal and rural regions are proving particularly popular with the British. But France also offers another alternative with a whole range of enticing financial benefits: the Parisian pied-à-terre.

Not only is Paris a city of indisputable charm that is easily accessible from the UK by both air and rail, its property market is steady and prices are currently around 50% lower than at home. And there's something to suit everyone's budget since, as well as the premium-priced properties in the exclusive areas, there are also more affordable apartments in lively districts with lots of local shops, bars, restaurants and street markets.

The buying process in France is straightforward and resembles the Scottish system, with an exchange of contract protecting the buyer from gazumping. Service charges relating to apartment blocks are controlled through the existence of residents' committees that meet annually and have voting rights on major non-emergency works.

And if you're looking to make some revenue on renting out property, Paris is an ideal choice - it's so compact that there's little opportunity for new build and apartments for rent are therefore in demand all year round.

Of course, you might face some challenges in your search. For instance, Paris has very few agents that cover the whole city, so if you are interested in several areas you may find this time-consuming. If you don't have the time to look yourself, are unfamiliar with the legalities of the French property market or don't feel confident with the French language, this is where employing the services of an expert home finder could be a real help. It's a good idea to choose one who is based in the UK (so that you can have personal contact) and travels extensively to Paris to view properties in any of your chosen areas, set up appointments and accompany you on property visits. They will also be able to explain to you the legalities and workings of the French property market. Check also if they offer a renovation or redecoration service, which might come in useful since Parisian apartments often require attention to improve space and facilities.

So - if you fancy some city living, the Paris pied-à-terre represents an attractive investment prospect in more ways than one - whether as an affordable and accessible hideaway for you and yours, or as a property to rent out at attractive rates.
